First of all I have to thank you immensely for the 30-day inspection you provided me of my new home purchase. You identified "dirty tricks" that I believe most would have missed.
One of those is the lack of sealing of my ducts in my furnace room, being an Energy Star Requirement.
My builder sent their inspector who in turn laughed at me and told me I was incorrect. He also mentioned that mould is not possible with my foundation leak because I have a new home and it isn't susceptible to it. We had a few discussions back and forth before I realized I would not get the answer I was looking for.
Fast forward to today. I have had so much problems with my duct system with lack of airflow, disconnects, poisonous gases, in addition to the original company
(Harding) cutting corners. My neighbour as well (with your help) found their ducts were unsealed as per ENERGYSTAR requirements. I spoke to NRCan regarding this, retrieved some documentation, and also talked to ENERQUALITY, and received a report from the inspector regarding my air leakage to my home to substantiate that these issues shouldn't even occur.
Again thank you for highlighting and providing me the knowledge I required to take
on this task of setting things right!

The Best Home Inspectors
I found this company via the Better Business Bureau and it was a great find. They not only did the job I hired them for, but went way beyond the scope of their job and pointed out various problems that we had to take care of immediately, but were totally unaware of.I was so pleased they went that extra step which avoided us having damage to our home. Thank you Barrhaven Home Inspectors Inc.

Thank you very much Elaine for the great review
The Better Business Bureau is still the premier website for educated consumers that are looking for honest & trustworthy contractors, without the tabloid reviews of other less informative websites. Websites like (HomeStars) that are publishing less than accurate custom complaint information from unverifiable sources. home inspection ottawa home inspectors ottawa
With the high cost of construction repairs today, getting the big picture on the home you want to buy is a definite must, before you make the commitment to purchase. Having his wealth of knowledge in the residential construction trades on your side, can greatly better your odds that the home you are about to purchase is what it appears to be, and will not end up becoming an endless nightmare for years to come due to poor maintenance or workmanship..
Remember, the cost of a home inspection by a Certified home inspector is a very small price to pay when making what may be the largest investment in your lifetime.

FREQUENTLY ASKED QUESTIONS
How long does a home inspection take?
A typical inspection should take 2 to 3 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, and so on. As a courtesy to sellers, we recommend that they be informed of the time frame in a pre-purchase home inspection situation.
What do you look at?
We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. Our goal is to identify any existing major problems that would affect a typical buyer's decision to purchase.
How much does an inspection cost?
Our basic inspection fee is only $300.00. However, some factors will affect the price. At Barrhaven Home Inspectors, our goal is to provide the highest level of personalized service, at the lowest possible price while providing you with the best home inspection in today’s market.
What is included in the regular home inspection fee?
Complete home inspection conducted by a Certified Master Inspector plus 19-page inspection report & pictures of observed defects..
Tarion Inspections includes the completed Tarion forms plus defect pictures.
Free technical support (telephone only) for as long as you own your home.
Comprehensive complete 15-20 page home inspection report and copies of up to 100 reference pictures taken during the inspection with notes on them, for your records.
Can I follow along?
Definitely. We encourage you to attend. The inspection is a valuable learning experience for most home buyers.
Do I have to take notes?
You don't have to take notes during the inspection. We will document everything in a written report. It's much better to follow the inspector through, listening to his comments to make sure you understand. It's also a great opportunity to ask questions and to clarify anything that confuses you.
Can I ask questions?
Absolutely! You may want to bring some questions that you have regarding the home. You should also feel free to stop the inspector and ask questions as you go. If the inspector's comments or explanations are not clear, please ask for further explanation.
What should I wear?
You should dress comfortably and be prepared to spend roughly 2 - 3 hours walking through the home with the inspector. You won't have to climb on the roof or go into the attic, so your clothes won't get dirty.
Can I bring my family?
We recommend that you not bring your family; this is a technical evaluation, and you should focus on the inspector's comments - the fewer distractions, the better.
Do I get a written report? When?
A written report is for clients buying an older resale homes to access the current condition of the home.
New home buyers currently get their list of defects defect on the approved Tarion forms.
(No other home inspection report is required)
You do receive a written report. It would be unfair to ask you to remember all of the things we cover during a home inspection. The report also includes a written summary of the condition of the home and details on all the major systems of the home. In most cases it is prepared and delivered by Email at the end of the day or if not it will be delivered within 24 hours after the inspection.
If it's really bad, will you tell us not to buy the house?
No, our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play.
Do you offer a warranty on the house?
A home inspection is a professional opinion based on less-than-complete information. It's a little like getting a check-up from your doctor: It improves your odds of good health but there is no guarantee or warranty. For any mayor issues found with the home during the inspection that are beyond our qualifications, we will recommend further evaluation by a qualified person before legally signing the final closing papers on the home.
Some problems can only be discovered by living in a house - they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house or property.
How many days notice do I need to give you? We are ready to serve you quickly. However, when the sale of a home is conditional on the results of a home inspection, we recommend that you allow at least three days to arrange for a home inspection to guarantee availability and avoid the possibility of disappointment.
When booking a home inspection time, please contact your agent or the home owner to make sure all systems in the home including the gas, furnace, water, gas fireplace, electrical, hot water heater etc., are turned on and are ready for testing during the home inspection. Any walk-in closets that have an attic hatch should have the clothes covered to protect them from falling insulation. Some attic openings inside linen closets may not be accessible due to poor design, storage, or safety reasons.

Although radon is a naturally occurring gas in our environment, it is also a second leading cause of lung cancer deaths in Canada, according to Health Canada.
Remedial measures should be undertaken in a home whenever the average radon concentration levels exceed 200 becquerels per cubic metre (200Bq/m3) as per current Health Canada guidelines.
For comparison purposes, the United States (Environmental Protection Agency) has recommended a much lower maximum safe radon level of 148Bq/m3 for many years.
The World Health Organization currently recommends a maximum safe radon level of only 100Bq/m3
Millions of Canadians have already had their homes tested for radon and you should, too
I use a state-of-the-art infrared camera to find problems that aren't always apparent to the naked eye. An IR camera translates the heat signatures of objects into colours that are on a gradient scale, with higher temperatures appearing as lighter colours, and lower temperatures and wet areas appearing as darker colours. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney which can lead to carbon monoxide poisoning.
Especially if you are a new homeowner, an annual home maintenance inspection can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention.
Let me help you on the path of responsible homeownership by identifying any issues and educating you about what should be done each year to keep your home in top condition.
Even if you are a veteran homeowner, my inspection can identify whether your homes maintenance is sufficient, or whether any problems have developed during the last year.
